Over 1100 Homebuyers get their homes, SWAMIH exits its investment with Lodha

Lodha Upper Thane is a 200+ acres integrated township and Lodha Splendora is a large residential development spread over 8 acres.

SWAMIH scope: Lodha Upper Thane & Lodha Riverview are a residential development with total saleable area of 13.3 lakh sqft and 1165 units.

Project being developed by Macrotech Developers Limited

Lodha Upper Thane and Lodha Riverview are located in Thane, MMR with excellent connectivity by road and upcoming Metro.

Projects were launched in 2018.

However, delayed due to lack of financial closure and covid impact.

SWAMIH Fund invested in the project in Sep 2020 with a target to complete the project.

Of the committed investment of Rs 306 Cr, SWAMIH Fund had invested Rs 75 Cr.

Macrotech Developers Limited has fully re-paid Rs 75 Cr along with 12% XIRR.

Project completed despite losing 4-5 months in covid lockdowns.
Monitoring to ensure no diversion of funds – all inflows are used for project completion.
Contractor/vendors dues cleared. Salaries paid to the employees.
200+ new units sold; ~136Cr+ collected.
1165 homebuyers to finally get their homes.
